ABR Q2 2026: Losses, Dividend Cut & Insider Selling

Arbor Realty Trust (NYSE: ABR) Faces Insider Selling Amid Challenging Q2 2026 Results

Arbor Realty Trust (NYSE: ABR) is a real estate investment trust that provides financing and loan-servicing solutions for multifamily, single-family rental, and other commercial real estate assets.

On August 5, 2026, Director and Executive Vice President John Natalone reported a transaction involving 375,000 partnership common units. Because these are partnership units rather than regular ABR common shares, the transaction should not automatically be described as a sale of common stock without reviewing the relevant Form 4 filing. Natalone’s reported ownership should also be described precisely as units or shares, depending on the filing.

The insider transaction followed Arbor Realty Trust’s difficult second-quarter results. The company reported a GAAP net loss of $37.3 million, or $0.20 per diluted common share, compared with net income of $24.0 million, or $0.12 per diluted share, in the prior-year quarter. The loss was affected by higher credit provisions, impairments, and lower net interest income.

Despite the GAAP loss, distributable earnings were $21.7 million, or $0.10 per diluted common share. Distributable earnings are a non-GAAP measure commonly used by mortgage REITs to evaluate recurring earnings and dividend-paying capacity. However, the result was below the $0.17 quarterly dividend, indicating that distributable earnings did not fully cover the declared dividend during the quarter.

Arbor also announced approximately $500 million of additional liquidity from two capital-markets transactions. The company used part of the proceeds to repurchase $114.3 million of common stock at $5.42 per share and redeem $270 million of senior notes. It also repurchased an additional $20.8 million of stock at $5.85 per share.

The $0.17 dividend represented a reduction from $0.30 per share in the year-earlier quarter. This dividend reduction is an important consideration for income-focused investors.

External commentary has been cautious. Zacks Investment Research added ABR to its “Strong Sell” list on July 23, 2026, while a Seeking Alpha analysis raised concerns about risks affecting high-yield REITs. These opinions do not necessarily represent a consensus view, but they highlight concerns about credit quality, liquidity, leverage, and dividend coverage.

ABR was recently trading at approximately $5.17. Its reported 52-week trading range was approximately $4.73 to $12.58, while its market capitalization was about $994.51 million.
